Why do I need basement waterproofing done?
A wet or damp basement can be a significant source of mildew, mold and bacteria, which can be vented to your living spaces and cause a health hazard. In addition, having a damp basement can really decrease the value of your home if caught during a home inspection. Lastly, a damp basement can seriously shorten the lifetime of your foundation.
Can't I waterproof my basement by just applying a concrete sealer?
This is not effective. Basement waterproofing systems are designed to prevent the passage of water under hydrostatic pressure caused by water sitting against your foundation. Concrete sealers do nothing to address water that is present around the outside of your basement and merely forces water to collect and seep in at a higher level into your basement.
What are the ways that water can enter my basement:
1. Through cracks in the concrete floor
2. Through cracks in the concrete walls
3. Through mortar joints in the concrete walls
4. Through the seam between the concrete foundation and the footer wall.
5. Through the seam between the concrete foundation and floor
6. Sweats or bleeds directly through the concrete itself
Will waterproofing my basement also keep radon out?
It depends on the concrete sealer used. Radon will not only seep through any cracks in your foundation but will easily seep through the concrete itself. You will need a special concrete sealer specifically formulated to stop radon mitigation. They work by penetrating into and chemically bonding with the concrete to stop radon.
