Basement Waterproofing 101

Info Guide to Concrete Sealers & Basement Waterproofing

Methods Used to Waterproof Your Basement

Here are the most common methods to reduce or eliminate damp or wet basements. Before investing the time and money into any basement waterproofing solution, you should consult a professional waterproofing contractor to determine which solution will work best for you.

Concrete Sealers
Concrete sealers are one method used to waterproof your basement and are most effective when used in conjunction with a drain tile system. Concrete sealers are applied to the inside walls and floor of your basement, where it seeps into and bonds with the concrete.

Sump Pumps
Sump pumps can be used either as part of an integrated basement waterproofing system or stand-alone in case of emergencies. Submersible sump pumps are set in a sump pit in the lowest part of the basement.

French Drains
French drains are simply an aboveground trench used to divert water away from your foundation via gravity flow. Water is collected in a shallow trench filled with decorative stones or gravel. Unfortunately, French drains don't solve your wet basement issues. They are used to capture aboveground water but don't do anything about hydrostatic or belowground water problems.

Drain Tile System
Drain tile systems capture water belowground where it is diverted either by a sump pump or by gravity flow. A pipe is installed either outside your foundation perimeter or under your basement and then covered with crushed rock. Special drains called Mira drains capture water aboveground (either outside from a French drain or inside your basement with special collectors) and connect to the drain tile system. Importantly, drain tile systems help relief hydrostatic pressure on your basement and foundation. They are considered the most effective method of basement waterproofing.
